RIBA Stage 5 – Construction

During this stage, the building is constructed on site in accordance with the Construction Programme. Construction includes the erection of components that have been fabricated off site.

The procurement strategy and/or the designer’s specific Schedule of Services will have set out the designer’s duties to respond to Design Queries from site generated queries in relation to the design, to carry out site inspections and to produce quality reports. An example of the tasks for this Stage are:

  1. Administration of Building Contract, including regular site inspections and review of progress.
  2. Review and update Sustainability Strategy and implement Handover Strategy, including agreement of information required for commissioning, training, handover, asset management, future monitoring and maintenance and ongoing compilation of ‘As-constructed’ Information.
  3. Update Construction and Health and Safety Strategies.
  4. ‘As-constructed’ Information.
  5. Review and update Sustainability Strategy and implement Handover Strategy, including agreement of information required for commissioning, training, handover, asset management, future monitoring and maintenance and ongoing compilation of ‘As-constructed’ Information.
  6. Update Construction and Health and Safety Strategies.

Support tasks are now focused on health and safety on site and ensuring that the project handover and post-occupancy activities, determined earlier, are properly facilitated.

The output of this stage is the ‘As-constructed’ Information.
